I've spent twenty years in corporate finance, and today I work as a fractional CFO for owner-led businesses, including trades and contractors. From the cash-flow side, a subcontractor carries the job. You pay your crew and your supplier this month, bill on the pay app, and wait while the GC waits on the owner, with retainage held back until the end. If that money never comes, your lien is the protection the law gives you, and it only holds if each notice went out by its deadline. Miss one date and the right is gone, however good the work was. The dates come straight from the statute, but they are easy to lose track of when you're running jobs. I built SubPayDesk so you can see every date on a job next to the section of law it comes from, and, once the desk opens, have each notice ready to sign well before it's due.
What SubPayDesk is, and isn't
- Who runs it
- MaxPro LLC, New York. Matt Johan builds it. Questions: hello@subpaydesk.com.
- What it is
- Software. The calculator is free and live. The payment desk is in early access and charges nothing.
- What it isn't
- A law firm. It does not give legal advice or represent you. Confirm every deadline with a construction attorney licensed in your state.
- Where the dates come from
- Tex. Prop. Code ch. 53 as amended by H.B. 2237, and Fla. Stat. ch. 713 part I, read against the official text. Texas last checked Wednesday, November 4, 2026; Florida last checked Wednesday, November 4, 2026.
- Who signs
- You do, once the desk opens. You review and e-sign each notice. We then mail it for you, in your name, by certified mail with proof.
What we changed
Added this About page, the founder, and worked samples: a Texas month-by-month notice table and a Florida Notice to Owner, both computed by the calculator's own rules. New look built for reading on a phone on site.
The privacy notice and FAQ now say that calculator counts are split by the ad keyword or link that brought you.
Launched the free calculator for Texas and Florida private commercial jobs. Before launch, our pre-launch review made two changes: the calculator now asks the type of project and refuses houses, public and bonded jobs; and the Texas weekend-and-holiday extension follows the legal holidays in Tex. Gov't Code ยง662.021, so December 24 and 26 never extend a deadline.
